Pricing

Seville Property Management will provide property management services to care for and maintain the investment of the property owner. We know ownership of rental property can be rewarding if it is managed properly using established and consistent processes. 

Full- Service Property Management Fees

  • Commission/Leasing Fee

    There is a fee of 50% of one month’s rent to procure a tenant for the property. If a tenant is represented by a Realtor, then that Realtor’s commission is paid by SPM from the fee received on the commission.


    Note: The Leasing fee is deducted from the funds received from the tenants during the leasing process. The first month’s rent will usually be sufficient to pay the leasing commission.

  • Management Fees

    The management of the property monthly is covered by an 8*% management fee. *$175 fee per unit minimum per month.

  • Repair oversight

    If repairs are required on the property, a 10% fee is charged for the oversight of the contractors and vendors involved in the repair for repairs over $1500.


  • Eviction

    If a tenant must be evicted from the property for a breach of the lease, SPM can appear on behalf of the property owner in court hearings. There is an hourly charge of $95 per hour for this service. This is in addition to Attorney fees, any court costs for filing, and process service.


  • Lease Renewal Fee

    When lease renewal is completed, a $105 charge will be assessed to the property owner in lieu of a Commission/Leasing Fee.

  • Rental Registration

    A $125 fee will be charged if SPM is responsible for the initial registration of the property(ies) with the City Rent Boards. A $50 fee will be charged for the annual renewal filings and payments processed by SPM.

  • California Franchise Tax Board

    The CFTB requires PMs to withhold 7% of the income received and remit quarterly for any non-resident (CA) Owners. A $195 fee will be charged for SPM to complete the Waiver request and/or $75 for filing & paying the CFTB quarterly reports & payments.

Tenant Placement Only Service Fees

  • Management Fee

    N/A for Tenant Placement Only Services

  • Commission

    The commission for finding, assessing, and acquiring a tenant is

    100% of one month’s rent. This is shared with the Tenant’s Realtor, if applicable.

  • Maintenance Oversight

     $50 per unit per month.

A La Carte Services Available

  • Move Out Walk Thru & Annual Inspections

    A $200 fee is charged for each Move-Out Inspection completed. This fee is charged per occurrence.

  • Commission

    The commission for finding, assessing, and acquiring a tenant is 100% of one month’s rent.

  • Maintenance Oversight

    $100 per unit per month for Maintenance Coordination Services. A 10% Service/Oversight fee is charged based on the total cost of repairs.
